Use this service to get advice and information (called a 'substantive response') under our statutory duties and responsibilities in the development planning system.

When to apply

For major development and developments of national significance, you have a duty to consult us before submitting your application to the relevant planning or consenting authority.

What we provide

We will provide you with a “substantive response”. It will state one of the following: 

  • we have no comment to make
  • we have no objection to the proposed development and we refer the applicant to current standing advice
  • we advise the applicant of any concerns identified in relation to the proposed development and how those concerns can be addressed
  • we advise the applicant that we have concerns and object to an application for planning permission made in the same or substantially the same terms and we set out the reasons for those objections

We will only provide one substantive response per application.

Timescales

We will usually provide a substantive response within 28 days.

If the application is accompanied by an environmental statement, we will provide a substantive response within 30 days of the formal consultation being received.
